Driver SPG provided a complete tenant improvement build out of Netflix’s new Los Angeles headquarters office. This project is the 315,000 SF, 14-story centerpiece of the landmark expansion of the historic Sunset Bronson Studios.

This new, Class A high-rise is located squarely in the middle of Hollywood’s creative culture and reflects Netflix’s ambitions to solidify its position as one of the entertainment industry’s top players. The interior spaces include a range of relaxing and engaging spaces that not only parallels the tenant’s diverse and ubiquitous content, but helps attract the industry’s most dynamic talent.

The Newport Beach Country Club features a luxury clubhouse, new restaurant and bar, pool, spa, Men’s and Women’s saunas, fitness center, banquet area, administrative offices, and all associated site work. The scope of work also included demolishing the existing facilities and setting up temporary facilities so that the Country Club and golf course can remain open during construction. The Driver SPG team worked closely with the Owner and Country Club staff to mitigate disruptions to ongoing operations and special events. The project was completed in multiple phases which include a new pool deck and snack shop as well as subterranean golf cart storage.

The newly renovated campus of the New Community Jewish High School (NCJHS) will embrace innovation and imaginative thinking both indoors and outdoors. The campus will feature leading-edge technology with smart classrooms, a modern science wing, state-of-the-art spaces for visual and performing arts, high-end sports and fitness facilities, fresh food service, and plenty of space to foster students’ abilities to learn, inspire, grow, and achieve. The heart of the campus will be a new Lev Ha’Kehillah, a sacred space that will serve as an academic commons, information technology center, prayer space, assembly location, and gathering space for students and faculty. To meet LEED Silver criteria for the campus, some of the strategies being used include: upgraded mechanical systems; energy efficient fixtures and controls; building materials with recycled content; recycling of building materials and construction waste; and extensive day lighting.

This project consists of remodeling the existing biology facilites on the sub-basement and second floor of Caltech’s Kerkhoff Building to create a state-of-the-art neuroscience lab and office space for Professor Viviana Gradinaru. The project also includes a complex MEP system as well as an AAALAC Accredited mouse research facility on the sub-basement level.

The facility includes an open concept design with workstations and flexible work areas. Driver SPG is providing tenant improvements to 90,000 SF of an existing 2-story building in Irvine to create Chapman University’s new Health Sciences Campus. The new campus will consist of 20 state-of-the-art laboratories including a Nuclear Magnetic Resonance Lab, Gross Anatomy Cadaver Lab, Human Biomechanics/Physiology Lab with motion-sensing force plate, and 15 classrooms. The space also includes administrative offices, student lounge areas, and two kitchens. The scope of work includes site improvements, ADA upgrades, sealed concrete, new tile, extensive custom casework, fume hoods, and custom finishes.

This project involved the complete renovation of 210 guest rooms, common areas, lobby, and dining areas within two existing buildings. All finishes were updated including re-texturing the ceilings, new carpet, new paint, kitchen cabinets, bathroom counters, and plumbing fixtures. The scope of work also included bringing both buildings up to ADA standards, site work, entry lighting, and modernization of three existing elevators.

The Minnich Lab renovation at Caltech looked at the department’s specific needs for collaboration and re-imagined the spaces to open them up and facilitate collaboration between groups.The Minnich Nanotechnology Research Laser Lab was inserted into the existing 50 year old Keck Laboratory Building at the basement level. Professor Minnich not only conducts experiments, but because of the nature of his work, must also build the elements used in his experiments. This required spaces to conduct experiments as well as spaces for tooling and manufacturing. Driver SPG worked closely with AC Martin and the project team to integrate the proposed design into the existing structure and systems, including upgrades to systems as were required. New spaces include: optical lab, dry lab, wet lab with fume hood and a sample prep area.

This is an existing 29,842 SF retail project consisting of two levels that were built out for future tenants. The scope of work includes new MEP systems, Electrical Service Upgrade, new fire-suppression upgrade, seismic upgrade to structure as required, new roofing ADA requirements, and new vertical transportation.

KISS Tolman-Bacher Compound

The KISS Tolman-Bacher Compound includes the renovation of the original house, built in 1926, and expansion of the site to include administrative offices, classrooms, and a 4,675 SF conference center. This 25,000 SF project also includes extensive site improvements such as new landscaping, hardscape, grading, and preservation of the existing oak trees. The project is set to receive LEED Platinum Certification, the highest possible LEED award.

The Kochmann Laboratory project was the remodel of an existing 650 SF science lab which included demolition, HVAC, Class IV Laser Lab, millwork, finishes, and MEP’s. The project is located on the third floor of the Guggenheim building at Caltech and will be the new facility for Professor Kochmann. All work was completed on an active, fully-occupied university campus.

Driver SPG recently completed construction of a new, 17,000 SF church in Mission Viejo. This expansion of St. Kilian’s facilities allows the church to seat 1,200 people, doubling their current capacity. The project involves demolishing the existing building to make room for the new facilities. Scheduling, phasing, and staging were carefully managed by our project team as St. Kilian remained fully-operational during construction.

Driver SPG is constructing a new, two-story office building and subterranean parking garage for Mark IV Capital in Newport Beach. This project consists of the construction of a LEED Silver office building with 9,142 SF, underground parking area in the Koll Business Center near Santa Ana airport. The first phase of the project is removal of paving, excavation of the basement garage and ramp area, and minor grading of the site.

The second phase is constructing the building’s shell and core. The office building is steel framed construction with travertine stone veneer, curtain wall glazing, and a two-story, structural glass entrance.

This project consists of the renovation of 5,000 SF of office space on the 6th floor of Caltech’s Millikan Library. The space includes high-end finishes, floor-to-ceiling specialty interior glass walls, new IT room, conference room, and HUFCOR operable wall. All work was completed on an active university campus and all materials were delivered through the main entry of the library.

The newly renovated A & O Restaurant features an open concept design with indoor and outdoor dining, custom finishes, and a fully-renovated kitchen and bar area. This renovation project for the Balboa Bay Resort includes an upgraded lobby and front entrance, remodeled A & O Restaurant, as well as the removal of administrative offices to create space for a high-end lounge with new windows, tile flooring, wall coverings, plush seating, and a water feature. The lobby improvements incorporate extensive millwork, faux finish ceiling, LED panels behind the front desk, and new entrance doors.
Transforming the iconic Duke’s Restaurant into the modern A & O Restaurant and Bar involved upgrades to the kitchen, indoor and outdoor dining areas, and all utilities. The new A & O features a solid-wood bar top, barnwood wall finishes, recessed flatscreen TV’s, decorative lighting fixtures, and two fire pits. All work was completed while the resort remained fully operational. The Project Team was able to successfully re-route pedestrian and vehicular traffic to minimize disruptions to resort guests.

Driver SPG is providing complete tenant improvements to the existing 9,333 SF building. The project will create a new, high-end showroom and test kitchen for Subzero and Wolf appliances as well as a new exterior vestibule and patio addition with retractable awnings.The space will include indoor and outdoor kitchen vignettes along with product display areas, prep kitchens, and demonstration kitchens. In addition, there will be administrative offices, a conference room, storage rooms, lounge area, and coffee bar.

This project consists of the renovation and enhancement of the resort’s three meal restaurant, outdoor patio, and portions of the main kitchen. The resort will remain fully occupied during renovation and the lobby will remain open at all times.

Also included are high-end finishes, stone tiling throughout, a private dining area, and custom light fixtures.

Driver SPG completely renovated 3,000 SF of Balboa Bay Club’s Waterline Restaurant in two weeks. In order to meet the aggressive schedule and the hotel’s requirement to have a section of the restaurant in operation at all times, the SPG team had to strictly adhere to the phasing plan to successfully deliver the project. The new restaurant features high-end finishes and millwork, glass bulb chandeliers, wave-pattern carpet to reflect the ocean, and views of the Newport Harbor.

This project included the renovation of 30,000 SF of office space and improvements to high pile storage and warehouse areas. Driver SPG completed tenant improvements for a new, state-of-the-art test kitchen, showroom, and administrative office space for BSH, the world’s third largest manufacturer of high-end appliances. This 17,000 SF facility houses three test kitchens, two large conference rooms, executive lounge, training room, and open office space to create a forward-thinking environment, The space utilizes many high-end finishes throughout, including Cesarstone, stainless steel finishes, exposed ceilings and ductwork, glass walls, pine flooring, and video displays recessed in the hallway walls.

This 14,000 SF third floor expansion presented many challenges as the building was built in the 1920’s, there were many unknown field conditions, and we had a fast-track schedule. SPG successfully delivered this project by using Lean construction techniques, working double-shifts and weekends, and did so without disrupting operations on the other two occupied levels.

The USC Soto Annex Building project houses USC’s Department of Public Safety, Environmental Health Sciences, and Capitol Construction. Tenant improvements to the 16,000 SF, existing building include an open office design, exposed ductwork and lighting, four hazardous material storage areas with a trench drain and 15,000 gallon, underground storage tank, as well as ballistic-resistant walls, and secured access entries. The Driver SPG team coordinated extensively with subcontractors and the University to maintain safety and regular campus operations throughout the project.

The new headquarters for Driver SPG represent the company’s commitment to collaboration, innovation, and sustainability. The 6,956 SF office has an open layout with flexible work spaces, conference rooms, kitchen, and a warehouse. Driver SPG utilized recycled materials during the construction process such as installing old scaffolding boards for wall-paneling, recycled glass and steel throughout the office, and repurposing misordered items. The office was designed to encourage employees to work collaboratively in a fun and flexible environment.

The Driver SPG team completely renovated the 10,000 SF lobby restaurant and bar for Crowne Plaza LAX. The hotel was fully occupied throughout construction and the project team coordinated all work with hotel staff in order to minimize disruptions to hotel guests and events. The scope of work included upgrades to the electrical room, sushi bar, main bar, buffet area, grab and go food service area, new flooring, installation of audio/visual system, and expansion of the restrooms to meet ADA criteria. The project features high-end finishes throughout the restaurant and bar including imported Italian tile, stainless steel food service equipment, decorative lighting, stone countertops, custom millwork, and TV’s recessed in the stone backsplash.

The project consists of tenant improvements to 13,000 SF of space that will upgrade the existing bar, lobby, lounge, and restaurant. Due to the hotel’s high level of activity during the summer and its proximity to the Anaheim Convention Center and Disneyland, the project team had to closely coordinate with hotel staff to minimize disruptions to ongoing operations. The scope of work also includes renovation of the outdoor dining area, pool deck, and MEP systems. The renovated restaurant, bar, and lounge will feature a sleek, modern design featuring an edge-lit glass bar top, new flooring, and new furniture.

Driver SPG renovated 1,600 SF of Balboa Bay Club’s ground level to create the new Blend Café and restructure the lobby restrooms. The café includes unique design features such as wood stacking walls, Moz metal stacking in the counters, custom, local artwork, and imported doors and materials. In order to meet the aggressive, eight-week schedule the project team had to work closely with Balboa Bay Club’s staff and representatives to minimize disruption to ongoing operations and special hotel events. Expediting the procurement of long-lead items as well as working nights and weekends allowed Driver SPG to successfully deliver this project.

This project features a new 6,000 SF state-of-the-art sanctuary with high end finishes. The project scope also includes the redevelopment of vehicular and pedestrian circulation, infrastructural upgrades to utilities and storm drainage, related ADA circulation requirements including a freestanding elevator, and a beautiful plaza featuring ample landscaping and hardscaping. The soil conditions of the site require the use of 24 cast-in-place hole piles ranging in depths up to 60 fit. Construction will be completed while the church and preschool remain fully operational. The Driver SPG team will closely coordinate with the church to not interrupt service and minimize the impact of construction.

The new Burger Theory Restaurant at the Holiday Inn features a Grab & Go food area, new bar, buffet station, large dining room, and upgrades to the back-of-house kitchen. This project consists of the renovation and enhancement of the Holiday Inn’s outdated restaurant, transforming it into a modern burger bar. Specifically, project scope includes demolition of the existing bar/restaurant, new HVAC configuration, upgraded electrical, modern finishes, and a Grab & Go food station. The project was completed while the hotel remained fully operational, requiring the project team to carefully coordinate all work with Hotel Management in order to mitigate disruptions and maintain guest safety.
